Liabilty Insurance for landlords

I was wondering what the landlords on this site view was on taking out landlord liability insurance for extra protection. Most of us may have buildings, rent guarantee, eviction etc cover but what about any potential claim from a tenant?

I guess you are going to get a range of views, here's mine....

I've been letting property since 1999 and in that time I have never taken any landlord liability insurance and never even considered it necessary. But, I do only let to professionals and don't ever expect to receive that sort of claim. I do recognise that when letting to certain types or classes of tenant it may be appropriate to ensure cover is in effect.

It depends what sort of claim you might be considering.

Like Mel I would have to check but believe my LL property insurance would cover claims that may arise from injury / loss due to property failings.

The only other claims I can think of would be criminal anyway ??

Be nice if I could insure against those, the future would look so much brighter

and entertaining.
