Richlist Posted October 14, 2018 Report Share Posted October 14, 2018 * If the tenancy is now statutory periodic then tenants need to give a months notice. They can leave before but are liable for rent for full notice period.....they are also liable for council tax during notice period. * If one tenant leaves then technically that ends the tenancy for both individuals. Deposit will need to be returned, check out inventory etc etc. * You are at liberty to relet to the remaining tenant but will need to go through the full process......new ast, new inventory, new deposit protection and all the new legal requirements that are now applicable to landlords.
