Carpet has wax - what do I charge the tenant?

It's not usually practical to replace part of a carpet.

The formula for replacing a whole carpet is simple.......cost of the carpet when new divided by the number of years it's expected to last multiplied by the number of years lost. Then you add the cost of fitting and disposal of the old one to arrive at an amount to claim.

Can your agent not offer advice ? Alternatively another local landlord with lettings experience might be helpfull.

It's very difficult on a forum to give guidance without seeing the issue.
