  3. Hi all I am a landlord and found a new tenant via a colleague. Which credit reference agency shall I use please? Initially I was looking at open rent but then found some bad reviews. I would like a comprehensive reference to be done to ensure that all is OK and that if any problems my rent guarantee insurance will accept the referencing. Thanks very much
  4. Hi all. My tenant told me yesterday he found a half eaten protein bar and he said he thinks it's a mouse. I told him that I will go into the property to check it this week and sort it. He is now threatening me to give my details to the council's pest control department! How do I deal with that?? I already said to him that I am in touch with the freeholders and a pest control company and that it will be sorted this week (he only told me yesterday..!) I am obviously worried with the threats. Please advise.
  5. Hi all, My tenant told me he found a half eaten protein bar and he thinks it was a mouse. What's the best way to deal with that - apart from pest control? I did a quick search myself and found that I can put expandable foam and wire mesh in any entry points and also poison in any potential affected areas. Anyone having any tips on how to deal with such an issue? Thanks very much.
  6. Hi all. I am a landlord of a top floor flat. My tenant said that he found an eaten protein bar, eaten by a mouse. I am going to the property to seal the area where the mouse that he said came from (he said it climbed up the drain pipe in the end of the kitchen). He is now breaking his contract earlier by a month - his 6 months are due mid May but he gave me notice today. Do I accept the notice, or say that he needs to give me notice in mid May as per the Tenancy agreement? Thank you
  7. Hi all My tenant moved out after 6 years and the walls are in a mess. He had stickers all over and took them off and patched the walls in the 3 rooms with a colour that is not the same as the rest of the walls. What do I charge him for that? Also one key is missing. Do I charge him for the key and for labour i.e. someone going to get the key replaced? I had to arrange for someone to get a key cut at a local locksmith. Thanks all.

  9. Hi all, I have done the check out and there is wax on the carpet that the tenant admitted that he threw it there. It is not coming off so that part of the carpet will have to be replaced. What do I charge for that? Many thanks.

Im a new landlord, just completed on my first property and am currently bringing it up to rental standard. I should have it ready in a week or two.
