Maybe I am..but who said a forum has to stick to one track as long as it's the same topic...

I agree with you that ARLA is not a guarantee and that there are good agents who are not members of ARLA.

Therefore each Landlord must do his own research into the performance of his chosen agent.

About MAs and LAs, I've realised that it's rare nowadays to have a MA who does not do lettings, most landlords who look for an agent want the agent to do the full job including lettings, some specialise in management but most do both. :) thats why it is difficult for letting/management agents, because most estate agents do lettings and management in-house...

My view is be careful of estate agents who do lettings.

As Chestnut says there are many good agents out there who dont belong to ARLA OR Nals but key is finding them, at least you know certain proceedures are in place (or at least when they joined) with a Arla or Nals agent.
