lesley mcmillan
Hi all Can someone answer my question please? I am aware that I need to get a yearly gas check done on my rental property but do I need to get a yearly electrical check? I did both checks when I purchased the property March last year. I think when I purchased the property last year it was not compulsory to do an electrical check (am I talking rubbish) but year down the line has anything changed. Someone’s advice would be greatly appreciated. thank you
Richlist
Annual gas safety checks and certification is a legal requirement. Electrical checks are not a legal requirement but landlords must ensure installations are safe. Often Lettings Agents will insist on an electrical safety check before accepting the property onto their books and this sometimes causes confusion as to the legal requirements. Grampa
If the property is an HMO you legally need an electrical safety cert. You also need hard wired smoke dectectors.
