Zaffy
I might rent out half my house, put a small kitchen in and an extra flight of stairs and put a lock on a dividing door upstairs and downstairs. Tenant uses front door, I use backdoor. I am not sure what this arrangement is subject to or is catagorised under. Can I use the rent-a-room- scheme? Do I need to ask for extra rental pages on my tax return? Any ideas?
Richlist
Potential problems are: * Your mortgage lender. * Your house insurers. * If leasehold....your freeholders. * The local planning department. * Compliance with building regulations. Melboy
Two access (front) doors? You will incur two lots of council tax as well so add that to the list. Your idea is turning into two flats isn't it?
Zaffy
Richlist, No mortgage Freehold property Only have buildings insurance, haven't had contents insurance for years Melboy, Trying to avoid two flat syndrome How about scrapping the back door idea? Melboy
For your proposals go far beyond rent a room scheme and you will require much more complying with stricter occupation regulations so why not just stick to the very simple rent-a-room for a tenant occupier?
