Hi

The house I rent out has loft ladders into the attic, which is fully boarded and used as another room. I show tenants how to use the ladders safely and there are instructions on the ladders. A previous tenant's visitor used the ladders incorrectly, fell off and broke her leg. She is now suing me for damages! I have had the ladders inspected and they are not faulty and the current tenant has not reported a problem with them. I would be so grateful for any advice. Many thanks.

Stow-away loft ladders into attic rooms to use as a habitable bedroom (?) is against building regulations anyway and your insurance company will not honour the claim.
