Hi I’ve sent a letter in writing to the tenants saying I need the property back on Feb 2.

they are now 3 months in arrears and not responding to text or phone calls. Do I just send a section 8 notice via recorded  delivery with 1 month notice or send a section 21 as well not had this issue before and there is a new born baby involved thanks

Hi the baby not being born was an excuse for me not o go round the house and not pay rent because hey had to be off work as in pre labour.

I let m property by the house shop and done referencing. There is no guarantor and my insurance would not guarantee rent.

Did you take a deposit ?

Was it protected in one of the deposit schemes ?

Did you issue the prescribed information ?

If you don't have a lettings agent or anyone who can help you with the forms then I'd suggest you get help from one of the specialist firms who deal with this e.g. Landlord Action. You can find them on the internet.

Yes I have the deposit protection, I did give them a copy of the epc and have the gas safe certificate and electric test but did not give them a copy. Will contact the legal team which is part of my insurance thanks very much.
