Yes I have the deposit protection, I did give them a copy of the epc and have the gas safe certificate and electric test but did not give them a copy. Will contact the legal team which is part of my insurance thanks very much. Andy

Hi the baby not being born was an excuse for me not o go round the house and not pay rent because hey had to be off work as in pre labour. I let m property by the house shop and done referencing. There is no guarantor and my insurance would not guarantee rent.

Hi I’ve sent a letter in writing to the tenants saying I need the property back on Feb 2. they are now 3 months in arrears and not responding to text or phone calls. Do I just send a section 8 notice via recorded delivery with 1 month notice or send a section 21 as well not had this issue before and there is a new born baby involved thanks
