Grampa
Just some of the legislation (in no particular order) High St Letting agents need to know. Some of it in more detail than others. Its not a lot and I have likely missed a few so we probably charge too much. Landlord and Tenant Act 1985 Housing Act 1988 Finance Act 1995 Law of Property Act 1925 Rent Act 1977 Tenancy Deposit Protection Occupiers Liability Act 1957 Rent Act (Maximum Fair Rent) Order 1999 Protection from Eviction Act 1977 The Assured Tenancies & Agricultural Occupancies Regulations 2003 Council Tax (Additional Provisions for Discounts Disregards) Order 1992 Section 8 Section 21 Torts Act 1977 Noise Act 1996 Noise & Statutory Nuisance Act 1993 MHCLG How to rent Guide The Proceeds of Crime Act 2002 Money Laundering Regulation 2017 Council Tax (Chargeable Dwellings Order) 1992 Protection from Harassment Act 1997 Data Protection Act 1998 Consumer Protection From unfair Trading Regulations 2008 Anti-Social Behaviour Act 2003 Limitations Act 1980 Accommodation Agencies Act 1953 Occupiers Liability Act 1984 The Management of Houses in Multiple Occupation (England) Regs 2009 Equality Act 2010 Housing Benefit Regulations 2006 The Terrorism Act 2000 Deregulation Act 2015 Immigration Act 2014 Immigration Act 2016 Housing Act 2004 GDPR Regulation (EU) 2016/679 Energy Efficiency Regulations 2015 Consumer Rights Act 2015 Part 2 Social Security Administration Act 1992 Town & Country Planning Act 1990 Environmental Protection Act 1990 Housing & Planning Act 2016 Party Wall Act 1996 Health & Safety at work act 1974 Mortgage Tax Relief Town & Country Planning (Control of Advertisements) (England) Regs 2007 Part P Regulations (Electrical Safety in Dwellings) Smoke & Carbon Monoxide Alarm regs 2015 Electrical Equipment (Safety) Regs 1994 Gas Safety (Installation and Use) Regulations 1998 Gas Safety (Installation and Use) (Amendment) Regulations 2018 The Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 The Furniture and Furnishings (Fire) (Safety) Regulations 1988 The Unfair Terms in Consumer Contracts Regulations 1999 General Product Safety Regulations The Flood and water Management Act 2010 The Heat Network (Metering and Billing) Regs 2014 The Client Money Protection Schemes for Property Agents Regs 2018 e. Richlist
You should join Equity.....with all those Acts they should welcome you with open arms. ? Have you considered knowing less, charging less and still keeping your customers happy ? It seems to work for my Agents..
Grampa
Apparently that is less than half all the Acts that are related to letting. I didnt say I knew them all inside and out but there are elements of them all that agents should know. Some you know without realising what the act is. You dont need to know anything until it goes pear shaped. It may work for your agent for now but if something hasnt been complied with, you wont know about it until the court hearing and a potential large fine and in some cases a criminal record. After all any action done by the agent is generally seen as an action done by the landlord as they are acting for them as if they are them. If more landlords understood that they may pay more attention over who they instruct and pay less notice on fees.
