You should join Equity.....with all those Acts they should welcome you with open arms. ?

Have you considered knowing less, charging less and still keeping your customers happy ? It seems to work for my Agents..

Apparently that is less than half all the Acts that are related to letting.

I didnt say I knew them all inside and out but there are elements of them all that agents should know. Some you know without realising what the act is.

You dont need to know anything until it goes pear shaped. It may work for your agent for now but if something hasnt been complied with, you wont know about it until the court hearing and a potential large fine and in some cases a criminal record. After all any action done by the agent is generally seen as an action done by the landlord as they are acting for them as if they are them. 

If more landlords understood that they may pay more attention over who they instruct and pay less notice on fees.
