Richlist
Presumably the tenant is paying rent monthly on the rent day, same day each month ? If that has not changed for the last 15 years then in your shoes I'd just issue an S21 notice using the rent day to provide 2 months notice and see what happens. It could go smoothly and the tenant will find alternative accommodation.
Grampa
Use a S21(4)(a) but the version that doesnt need a date for the end of the 2 months notice.

Richlist
I don't see how an answer to that particular question would help your situation in any way. Just use the version recommend by our rsident lettings agent.
Mortitia
Should be straightforwards - no deposit protection issues. Try this S21 below. Dateless section 21.dotx.docx
