  2. Thanks for the heads up. I think most landlords new this was coming eventually...so no big surprise. Significant dates are 1st July 2020 for new tenancies & 1st April 2021 for existing tenancies. Note: It is currently only a draft and needs to get thru the Commons and Lords.......so could get delayed.
  3. If you still want to go ahead with a mortgage then the way forward is through a mortgage broker. They will have access to all the products suitable for your situation.
  4. There are no plans for changes to CGT.....it remains at 18% & 28%. In fact they said there will be no tax changes but there will be a budget within 100 days.
  5. Bad news for Scotland I'm afraid ! With Johnson as PM with a massive majority and the independence vote of 2014 being a once in a generation event an INDY vote 2 is unlikely. I reckon Scots have at least another 15 years to wait before they get a second independence vote. By then the EU will look entirely different.

  7. That means there ARE people who actually want Diane Abbott as Home Secretary.....it's unbelievable!!!!!!! We need to ensure more money is spent on education.......how can people who go thru at least 11 years of schooling be so stupid as to want their security compromised in this way ? These people are prepared to do anything, absolutely anything to stop Boris being PM.
  8. In 2 days time if you vote Labour you could find Diane Abbott is the Home Secretary.......this is the person that reportedly wants to abolish MI5. She will be responsible for ensuring our safety and keeping us free from terrorist attacks like the one in London a week ago. The fact that I've got a £26K tax bill that needs paying by January 31st next year isn't concerning me anywhere near as much as a Labour Government on December 13th.
  9. Did you take rent guarantee insurance ? or is there a guarantor ? You could claim outstanding rent from your insurance cover of contact the guarantor.
  10. But I guess you can still provisionally check out any potential guarantor in the same way as you would any tenant applicant i.e. application form, usual questions to determine their suitability etc.
  11. As far as voting is concerned........the thought of Diane Abbott as the Home Secretary from Friday 13th was almost more of a disincentive than Jeremy Corbyn as Prime Minister. It always amazes me that the media and MPs continue to focus on December 12th (polling day) when over 7 million of us use postal voting. Many who use postal voting will already have cast their votes........I voted on 16th November ! I didn't need to watch the media interviews to make up my mind.
  12. I agree with Grampa, asking an applicant a few basic simple questions around employment, finances and current tenancy should highlight any issues. The result is that by the time you pay for formal references.......you are pretty sure the applicant is going to pass. To me, it seems the obvious course to take.
  13. I've just installed some large Christmas lights on the front of my house. Flashing green & red letters a couple of feet high that say Ho Ho Ho . I spent 2 hours this afternoon trying to change the lettering to read Go Bo Jo . Some of the neighbours wouldn't be to happy but hey, Boris will be pleased and I might get in the next local Conservative magazine !😇

  15. I can see how this could be seen as unnecessary further Gov' meddling but there are lots of areas where air quality is very bad. People and in particular children can be very badly affected, especially if they suffer from asthma. So, yes,it's a good move especially for them. It may also speed up further restrictions on traffic congestion/ usage in built up areas. Electric cars are coming........that will improve the situation.
  16. I've a property i want to sell in the new year. Normally by now I would have already given the tenants an early indications of my intentions, have served an S21 and pretty much know when I would get the property back. However, the General Election is only 6 days away and if Labour win I won't be selling in a hurry, perhaps not for a few years until I get more details on their capital gains tax plans. I could carry on letting it for another parliamentary term if i have to. Let's see what happens next Thursday.
  17. Excellent news. It can't be seen as anything other than progress and falls into the same positive category as declaring flood risk areas.
  18. My understanding is no fees can be charged to the tenant so you can either increase the rent to cover your costs or accept that your profits will take a hit. Most of us have increased the rents. Others are selling up.
  19. Wouldn't it be best to talk with Direct Line first and find out how their insurance cover operates. I'm not quite sure what you mean by 'impression'.....surely you need to know exactly what they do and what they expect you to do.
  20. I do hope that you have considered either taking rent guarantee insurance or asking for a home owning guarantor. Going for insurance would mean they would do the checks.
  21. Seems in my case it is tax free.... Compensation for personal suffering & injury is exempt from capital gain (and income) tax. It applies to any wrong or injury suffered by an individual. Happy days.
  22. Its not quite as simple as that. We all have the opportunity to receive certain income free of tax ..........there would be a long list. I'm just curious as to whether this would be on that list ?
  23. Does anyone know if income tax is due on goodwill/ compensation payments ? I've had a payment from a utility company. It's not money they owe me or that is due to me and is not related to a bill. It's a payment to compensate for poor service/ poor treatment. Is it tax free ?
  24. I assume you refer to landlord Christopher Jeffries, arrested for the murder of his tenant Jo Yeates and who was vilified by the press and subsequently found to be completely innocent of all charges ?
