nataliejayne
HI, I took on a young girl for one of my properties, who was studying and doing a paid internship so i took a guarantor as well. Now her guarantor is actually moving in with her. Should I now take a new guarantor for the girl? Many thanks
Grampa
It is your choice. It would be best if you can and they are a home owner. Also no one should be moving in without your permission and if you do agree a new tenancy should be drawn up with them both on it as joint tenants. Some landlords turn a blind eye to "guests/friends/partners" moving in. If you do that make sure you only ever take the rent from the original tenant and any corespondance only refers to the original tenant. Otherwise it could be deemed that the guest has been granted a tenancy which will cause problems if you ever have to serve notice because there will be confusion on the lenght of tenancy and getting notice periods correct. Mortitia
I take it that you referenced and credit checked the guarantor and that the document was made up as a deed? I would take a good look at the refs and credit check and decide on that. New AST is essential.
