Rent Increases

I have eighteen properties and many of the Tenancy Agreements have lapsed and the Tenancy has fallen into a Periodic Tenancy. I want to increase the rent on some of the properties, as some Tenants are paying less than others in similar properties.

I need advise on the correct way to increase the rent, hopefully without upsetting the Tenants.

Hi Gail,

Whenever you increase the rent you will almost certainly upset the tenants ! No-one likes paying landlords more rent <grin>.

The correct way to increase rent is to serve a Section 13 notice stating that you will increase the rent. You need to give the tenant at least 1 months notice (from a rent day) that you are increasing the rent - this gives time for then tenant to give YOU a notice to QUIT if they do not want to pay the additional rent.
