Valid tenancy?

Hi All,

I've just signed up some new tenants who won't be moving in for over a month. The tenancy start date is 6th August but they have signed the tenancy agreements now and will be paying a deposit. This is unusual for me as most tenancies are signed the day before they move in. But it got me wondering, is the tenancy valid before the start date? i.e. can the tenants still back out before the 6th?

MY UNDERSTANDING IS IT IS VALID FROM THE DATE THE T/G IS SIGNED EVEN IF THE TENANCY START DATE IS`NT DUE TO START FOR A NUMBER OF WEEKS. SO IF YOU POST DATED THE SIGNING OF THE TENANCY TO MATCH THE MOVING IN DAY IT IS NOT VALID TO THEN.

Would they not forfeit their deposit if they back out? They would with me !

I normally ask for a holding deposit to secure the property because it stands to reason if anyone pulls out, no matter what the reason/excuse (and I have had a few!) then you will have to start the process all over again losing you time and money.
