The tenancy start date is 6th August but they have signed the tenancy agreements now and will be paying a deposit. This is unusual for me as most tenancies are signed the day before they move in. But it got me wondering, is the tenancy valid before the start date? i.e. can the tenants still back out before the 6th? Many thanks, Trevor. SPEEDTWIN Posted July 1, 2006 Report Share Posted July 1, 2006 MY UNDERSTANDING IS IT IS VALID FROM THE DATE THE T/G IS SIGNED EVEN IF THE TENANCY START DATE IS`NT DUE TO START FOR A NUMBER OF WEEKS. I normally ask for a holding deposit to secure the property because it stands to reason if anyone pulls out, no matter what the reason/excuse (and I have had a few!) then you will have to start the process all over again losing you time and money.
