Lost Tenancy Agreement

I have a tenant in my property - she moved in circa 1994. I have since lost the Assured Shorthold agreement which was drawn up. I sent her notice to leave, as I wish to sell the property- but she insists she is an assured tenant and refuses to budge ! She has always paid her rent on time and in full.

Any ideas how I can retrieve my property ? I would really like to put it on the market but not really feasible financially with a sitting tenant.

Any ideas ??

The AST is no longer valid in your case. You need to consult a Solicitor for expert advice but I can tell you now that you will have extreme difficulty in removing this Tenant after 12 years and in my opinion the Courts would side with the Tenant in their favour.

Another option is to sell the property with the Tenant in occupation. Auction would probably be your best bet.
