Does new legislation only apply to new build poperties, if so there must be thousands of older flats/houses who do not comply. Any advice would be appreciated. For a five year old newish flat I would suggest it would be OK with no problem HOWEVER all portable appliances you leave for your Tenant including washing machines, fridges etc. have to be tested and certified. fleming Posted June 28, 2006 Report Share Posted June 28, 2006 I have just heard that new rules coming out (?when) require an electrical inspection on all properties built after 1930. Is this true? Gritstone Towers Posted June 29, 2006 Report Share Posted June 29, 2006 Guidance and recommendation from BS7671 (new version of 16th edition) is that a PIR (Periodic Inspection Report) is completed every 5 years or change of occupancy.
