hectortaylor
I currently let a property solely to a tenant who has indicated that she wants to vacate. However, there are now 3 people that want to move in to the property on a shared house basis. My question is, should I have one joint tenancy agreement with all 3 names on? or 3 seperate contracts with the monthly rent split appropriately. I would prefer a 3 way joint tenancy, but I am noy sure if this is legal? Any advice would be greatly appreciated Thanks Jamie
Trenners
Hi, I would create an assured shorthold tenancy with all 3 names listed on the tenancy agreement and ensure that the agreement states that all parties are "jointly and severally liable". When / if one of the tenants wants to leave then I would terminate the original agreement and create a new agreement (with the new tenants names on it).
