decoration & damp

I am potentially going to end a tenancy agreement but I know that there are going to be 2 areas of contention.

Firstly, my tenant has carried out decoration on her own and I know if I ask her to go she will want to claim money for this work. Does she have any grounds for this?

Secondly, some personal items have got mold on them in the flat. Again, does she have any grounds for claiming money here?

Decoration......no she cannot claim reimbursement unless thats what you agreed with her before she carried out the work. This situation shows why its usually best NOT to perrmit tenants to carry out any redecoration as it can get messy at moving out time.

Mold......usually mold is caused by the tenants lifestyle ie drying clothes over heaters, not opening windows etc......so she cannot claim from you unless the dampness is caused by a defect in the building eg from leaking gutters etc.
