Simon Dewsberry Posted August 19, 2007 Report Share Posted August 19, 2007 Hi All This week i had the pleasure of a visit from the police .....around 20 officers ! who wanted to check 2 of my properties immediately ...... One was fine ..the other however was not ... It is a large victorian tce split into 2 large 2 bed flats downstairs was used for storage and incubation of seedliings i had 3 full on growing rooms all decked out with plastic to floors and half way up walls silver foil around walls and ceilings, hooks screwed into ceilings with tight wires to suspend approx 12 hydoponic lights per room (600w per bulb)huge industrial extractor units and 12" foil tubing venting all 3 rooms - all "butted" into chimney breasts. around 300 plants worth approx £200,000-300,000(apparently !) on the street.. My bath room had an extra large dustbin with a submersible pump and garden hose for watering the production line ! along with dozens of bottles of specialist fertilizers and bug control chemicals ... The lounge ( which is huge- approx 6mx5m ) looked like a set from " close encounters of the 3rd kind " where they were recyling the compost in a huge pile that looked like some one had made a sandcastle using a skip! Downstairs were another 25 x 50 Litre bags of specialist compost ...un opened The electrics had been jumped and a new consumer unit installed to run the place ..... The upshot is that all carpets were protected with plastic - so no wear and tear there then ! Walls were covered as well so only staple holes from foil to fill and a quick lick round with paint ceilinging will need filling and painting Compost is going to my sons school for their vegtable garden and the various bits and pieces police left behind will go on ebay for approx £500 upfront rent on acc + deposits received less works will leave around £4500 in the kitty ! The point of post ..................BE CAREFUL ..........these guys have been in the house for 8 months and i had no idea what they were doing ....all bills paid even the tv license (with the exception of the non metered electricity ) and were basically the best tanants i have ever had ....Gas safety check done recently and not picked up as the 4 rooms concerned were locked ! In a way i am gutted to loose them as tenants !!!!!!!!!!!!! but very relieved and feel very lucky that more damage wasn't done as it could have been much more serious ....and let's face it, these are not the sort of people we want to be dealing with, as with the sums of money involved,serious violence is enevitable somewhere along the line ........... I did request that the police leave everything in situ ....so i could advertise a fully functioning canabis factory at £2000 per week ...!!!!!!!!!!! you have to have a sense of humour somewhere .............!!!!!! They did not agree, surprisingly ! As I have now had 2 factories the police would now like to "view" the interiors all my whole portfolio ......not a problem as i know 100% they are all fine ... It is a sad fact that the Country is awash with Oriental type people who are making millions from cannabis factories in rented out properties. And indeed, the reason for my postings on the subject !!!!!!!! 8 months ago - i wasn't aware of how rife this problem was - but was astute enough to remove 99% of financial risk by taking a large deposit and rent upfront .......Fortunately i am pleased to say that after all the above i am still very much in bonus profit , which i must admit is very lucky ...... But yes, the thought did cross my mind as well .......... Police were telling me how they had a "body" which "turned up" because as a disgruntled gardener he had " spoiled the crop ..... Simon They deal with their own but are clever enough not to attack the LL so while police break up the operation its just seen as a cost of doing business. When I was in my local chinese restaurant afew years ago the manageress overheard me talking about a flat I was about to advertise and got in first. She stayed there about 3 years along with her staff, they were very good tenants I have to say. Although there was a tendency to find out about broken washing machines etc halfway through dinner as I used to eat in their restaurant about once a week.
