If the tenant is a long standing one, has paid rent on time, can be trusted and you have a good rapport with them there is no reason not to accept notice by telephone or email.......I rarely get notice served in writing. If you've had problems during the tenancy with behaviour or communications or you feel you are unable to make a value judgement on their honesty/reliability then insist on notice in writing.
