sugarnspice
My tennanants tenancy runs out in 14th Nov. I understand I have to serve a s 21 Notice no more than Two months before the tenancy runs out. Is there anything else I need to do. I have no idea what I am doing. Grampa
Well you only have to serve a s21 if you want the tenants out at the end of the tenancy. If you do, was a deposit taken at the start of the tenancy? If so did you protect the deposit correctly and ALSO supply the prescribed info to the tenant because if not you cannot serve a s21 without giving the deposit back first. The notice you need is a section 21 (1)(b) and I always find it best to serve is to post 2 copies to the tenant one with proof of postage and the other by recorded delivery. Mortitia
I agree with most of the above but no need to do recorded delivery - chances are that tenant will not sign for it.Send 2 copies of Section 21 from 2 separate post offices and ask the counter staff for a *free* proof of posting receipt. These 2 receipts must be kept safe as they form your evidence of service. (It is unlikely that both would go missing and the courts accept this as evidence.)Good luck with that.
