The council decide how much rent to pay on a particular property based on local market rent data (gained from letting agents and landlords) AND the particular personal details of the prospective claimant / tenant. ie: If a single mum with 1 child tried to rent your 3 bedroom house then the council would only pay you rent equal to a 2 bedroom property (because that is all the prospective tenant is entitled to). Before accepting HB tenant make sure you follow the PTD (pre-tenancy determination) process - forms are available from your local Council offices. The PTD will tell you how much rent the Council will pay for the prospective tenant to live in your property.
