Council rent rates

Hi Rich,

It is not as simple as that. The council decide how much rent to pay on a particular property based on local market rent data (gained from letting agents and landlords) AND the particular personal details of the prospective claimant / tenant.

ie: If a single mum with 1 child tried to rent your 3 bedroom house then the council would only pay you rent equal to a 2 bedroom property (because that is all the prospective tenant is entitled to).

Before accepting HB tenant make sure you follow the PTD (pre-tenancy determination) process - forms are available from your local Council offices. The PTD will tell you how much rent the Council will pay for the prospective tenant to live in your property.

Once the PTD has been returned you know much rent you are going to get before the tenancy commences.
