One tenant leaving /Inventory

I have a couple living in my rental flat. They are coming up to the end of the first year of their  tenancy and one of them wants to move out and the other wants to rent it on her own.

There are no affordabilty issues.

Just wondering about the inventory. If she agrees in writing that she is happy to take on the inventory that was drawn up when they both moved in, is that ok legally? With all her possesions in the flat, it would be difficult to do another "unfurnished" inventory.

I wouldn't !

If it were mine then if one moves out that ends the tenancy as far as I'm concerned.Get new tenants. Otherwise it's going to get very messy.

It's the end of the tenancy contract if one person moves out of that contract on a permanent basis.  At the very minimum you will need to start the tenancy documentation process again including the inventory.
