HELP NEEDED!!

HI WOULD APPRECIATE SOMEONES HELP ON THIS...

I HAVE TENANTS IN MY PROPERTY WHO SIGNED A 6 MONTH TENANCY AGREEMENT THEIR RENT WAS DUE 15.06.06 AND THEY DID NOT PAY. THEY CALLED ME ON 17.06.06 TO ADVISE THAT DUE TO PERSONAL PROBLEMS THEY COULD NOT AFFORD THE PROPERTY AND WOULD BE MOVING OUT ON 24TH JUNE 2006 (VERBALLY OVER THE TELEPHONE). AFTER MEETING THEM AT THE PROPERTY ON THIS DAY THEY DECIDED THEY WOULD NOT BE MOVING OUT AND WOULD MAKE ARRANGEMENTS TO PAY THE OUTSTANDING RENT, SEVERAL DAYS LATER THEY CALLED ME AGAIN TO ADVISE THAT THEY HAD THOUGHT ABOUT IT AND WILL BE MOVING OUT ON 2ND JULY 2006. NO ATTEMPTS HAVE BEEN FOR THEM TO MOVE AND ACCORDING TO NEIGHBOURS THEY ARE NOT INTENDING TO MOVE.

TENANTS HAVE ALSO REDECORATED PROPERTY WTHOUT MY CONSENT AND HAVE RETILED OVER A MARBLE FIRE PLACE WITHOUT MY CONSENT. THEY HAVE A DOG WHICH AGAIN IS WITHOUT MY CONSENT AND THE NEIGHBOURS HAVE MADE COMPLAINTS TO ENVIRONMENTAL HEALTH AND THE POLICE DUE TO THE HIGH LEVEL OF NOISE AND PARKING ISSUES THEY HAVE WITH THE TENANTS. ALL OF THESE ARE CONSIDERED A BREACH IN THE TENANCY TERMS AND CONDITONS ON THE REVERSE OF THE TENANCY AGREEMENT.

I AM MEETING THE TENANTS AT THE PROPERTY TOMORROW WHAT CAN I DO IF THEY ARE NOT THERE? WHETHER THEY HAVE POSSESSIONS IN THE HOUSE OR NOT???
