I've been abroad for the past year and have got to renegotiate rents with my tenants. Can anybody tell me whether rents are higher or lower than last year and how much they have changed by? Check out the RICS website for their regional reports on rental trends which contain a fair degree of detail from participating agents. Also, do a search on Rightmove for properties for rent in your area. Its a very fast way of seeing whats on the market locally. Agents who use Righmove can also get reports on actual rental levels achieved, so if you know a friendly local agent ask if they are prepared to share it with you. A few checks ive done with agents show that rents are about 20% higher, but I know other people in London that think the market has fallen by that amount - so I dont know who's advice to follow.
