Electric certificates

Can't seem to get an answer on this one from council or Swalec or anyone. How often do you have to have an electric certificate for a property? Is it every year the same as the gas or is it every 3 years or 5 years. I don't mean PATS testing, I mean the board etc. Thanks

There is no legal requirement to have one !

Unless you are operating a licensed HMO ....

It only has to be a HMO for a the requirement to supply a certificate for the fixed electrical installation, regardless of being licensed or not.

Statutory Instrument 372, 2006 The Management of Houses in Multiple Occupation (England) Regulations 2006, Regulation 6 applies. These Regulations apply to any HMO in England other than a converted block of flats to which section 257 (sec 257 are entirely SC blocks of flats). Therefore they apply to all section 254 HMO's.

and

Statutory Instrument 1903, The Licensing and Management of Houses in Multiple Occupation (Additional Provisions) (England) Regulations 2007.

Regulations 2 to 11 of the above Regulations apply to any HMO in England which is an HMO to which section 257 of the Housing Act 2004 applies. Therefore these regulations apply to all converted buildings that consist of entirely self contained flats.
