glitter
I have downloaded the Tenancy Agreement available on this site, filled it in and sent it to my new tenant. However she has sent it back saying it doesn't have a 6 month break clause in it and this is something she wants. Does anyone know where I can get an agreement with such a clause in it? All help gratefully received as this is the first time I have dealt with a tenancy agreement.
SPEEDTWIN
I take it the tenant wants a 12 month ast with a 6 month break clause. You could just do a 6 month ast to start and another at the end.
GPEL
If you use a break clause make sure there's parity in the clause to protect you as well.

Mortitia
The 12 month tenancy with a 6 month break is popular in London and this tenant might be used to that but I agree with Rodent keep control - especially on a first let. Do not let tenant call the tune. Tell the tenant if all goes well you will happily extend for a further term but you want to do it this way. Command and cotrol are the watchwords here. Selkirk
I agree 6 months only, I reckon there's a good chance they don't even know what they're asking for anyway, if they do, then I would double check their references!! cheers
