Hi guys, a prospective tenant has a puppy, i was going to lay new ceramic bathroom and kitchen floor tiles too.

Any advice, experiences with dogs, i know they can smell and wee everywhere.

The tenant sounds good, so should i overlook this.

Yes, I have told her that the deposit will have to be the equivalent of 6 weeks rent.

Having a dog in my property is not ideal, but at least she has been honest upfront, unlike my last tenant, who turned out to be a foul mouthed, chain smoking, unauthorised DIYer!! (totally different to what I was led to believe).

Do you guys think ceramic flooring is best all-round (especially when tenant has a dog)

Make a judgement of the applicant about how to proceed. Take a larger deposit, ensure you do regular checks with feedback if not happy and take out landlords contents as well as buildings insurance. One of my tenant's cats caused £800 worth of carpet damage, which cost me nothing to replace them all new for old after I'd deducted the excess from the deposit. Cost to me - £47.50 for the policy and got new carpets out of it.
