Reg Posted January 30, 2008 Report Share Posted January 30, 2008 Hi guys, a prospective tenant has a puppy, i was going to lay new ceramic bathroom and kitchen floor tiles too. Any advice, experiences with dogs, i know they can smell and wee everywhere. The tenant sounds good, so should i overlook this. Comments are grateful. Reg Posted January 31, 2008 Author Report Share Posted January 31, 2008 Yes, I have told her that the deposit will have to be the equivalent of 6 weeks rent. Having a dog in my property is not ideal, but at least she has been honest upfront, unlike my last tenant, who turned out to be a foul mouthed, chain smoking, unauthorised DIYer!! GPEL Posted January 31, 2008 Report Share Posted January 31, 2008 Make a judgement of the applicant about how to proceed. Take a larger deposit, ensure you do regular checks with feedback if not happy and take out landlords contents as well as buildings insurance. One of my tenant's cats caused £800 worth of carpet damage, which cost me nothing to replace them all new for old after I'd deducted the excess from the deposit.
