Abigail
Hello, Can you advise on best option for the Tenancy Deposit Scheme - insurance or custodial or not to take a deposit at all and instead take out an insurance such as iguarantee or extra rent in advance? GPEL
The jury's still out on the best option. However, if you search the archives you'll find plenty of discussion on the perceived pros & cons. Extra rent in advance is no substitute for a deposit. If any is held over at the end of the tenancy it's classed as a deposit and you're liable for any penalies that may apply if not registered.
