The vendor promised to finish those jobs before exchange of contracts but now she is saying I should take over and ask someone do that job and exchange contracts next week. I assume you have already spent at least £500 on a survey etc, they know that so they probably think you won't pull out anyway. how much will the painting etc cost? If it is a good deal, i.e. you can't get anything better for your money then I guess you'll just have to do the work yourself, the vendor has not spent any money, so if they are not in a rush to sell, then they proably won't agree to J4L's suggestion.
