cas Posted January 28, 2007 Report Share Posted January 28, 2007 Hi I would like to know what happens if a statutory notice of repair is served on a building, for instance to repair a roof. Say that I pay for my share of the cost and the other tenants don't pay their share towards it, what would happen if I were to sell the property on would the notice still be applicable?would it hinder the sale of the property? andyask Posted February 17, 2007 Report Share Posted February 17, 2007 You are generally responsible as landlord to get the repairs completed, unless this is stipulated otherwise in your contract. If you sold the property I strongly suspect this would be picked up anyway by means of survey/inspection and the buyer would/could lower their offer. Probably not worth the hassle, I would pay to complete the repair whether the tenants paid their agreed bit or not. I'd guess the biggest problem would be from the builder.
