hi can anyone please help me with some advice re. insuring my properties i have a conviction for assault (fined £300) comitted four years ago (six yobs thought it might be a good idea to pick on myself & my wife) I was charged with assault because two of them ended in hospital. Does anyone know of a good company/broker that might help me out? Mnay thanks for any help.

We would ask the question about the conviction but would take a commonsense approach and dont see it being an issue to getting cover

There is a communal insurance policy on the building, which covers damage to doors, windows, bathrrom suite etc. The flat is let out unfurnished but do I still need 'landlord insurance'?

You may or may not need separate insurance depending on whether the insurance company who cover the building are okay about you renting it out.

If they are not okay you have problems anyway, since they may say the insurance needs of the occupiers of the other flats are compromised by the fact thay your own is tenanted.

However, in most cases, provided you inform the insurance company that you are letting the flat and it is under ONE assured shorthold tenancy, and not let out as bedsits, then they are just as happy to insure a tenanted unit in a block as an owner occupied one, since they cover the whole house or block.

A starting place without getting anyone's wind up would be to check the terms of your lease to see if there are any restrictions on letting your flat.

Usually there are not, and usually you are okay with the block cover.

If anyone would like more info about great (cheap) landlord's buildings insurance I recently did many hours of research and believe I have found the cheapest around with all round cover for my own portfolio which I started 17 yrs ago.

Hi All

I Have fairly large portfolio and got sick of high street prices - so went through broker and got deal with a Lloyds syndicate and got my premium down from what in the high street was very competitive at £4500 pa to £2300 !!!!!!!!!

Definately worth calling a few brokers

Got to be worth a call !

Would be interested if anyone beats her quote as i will move mine which is due soon - No one has beaten her quote for me in 5 years so still there ! (also would have no hesitation in moving if it was cheaper elsewhere )
