Pull the plug on the letting agent, use another letting agent, better still get someone you trust to do the job of a letting agent (close friend, distant family - get them to place an ad in local property paper, vet tenant (letsure.co.uk - £14 instant result), download free tenancy agreement on this website, and do it yourself.
