nick rogers
3 young people (working, not students) want to rent a house from me. Is it best to make 1 the tenant with an AST and the right to have lodgers or to make them joint tenants (there's probably a proper term for that) sharing responsibilities and liabilities? If the former how would I stand if the tenant wished to leave and the othes didn't? Thanks in advance
GPEL
Go for a joint & several tenancy making them all liable for the rent regardless if an individual leaves. However, if one of them serves notice it is applicable to all. Putting all on the tenancy agreement helps enforce contractual obligations.
