I own a listed building, and was told it was exempt, we converted it into flats years ago which are 50sqm which also makes them exempt, or so i was told, but we had them done anyway, just so that we didn't have any hassle

I am aware that in many cases you would have no other option but to install a boiler in bedroom but it is something I would not like to have.
I would never fit a boiler in a bedroom, have never worked on a property where it has not been possible to install elsewhere, just more cost involved.

If the property is that bad, due to how the tenant has been living, will the local council offer him/her alternative accommodation.

I was in my local newsagents a few days ago and a guy in the queue in front of me was buying a tin of tobacco for £25. Yes, I know, incredible, I don't smoke so had no idea that's what a tin of 'roll your own' costs. He was also surprised but then said ......oh well I'll take the tin of tobacco and give me 10 lottery tickets to go with it, the rent will have to wait !
Hear and see it all of the time, must have my nails painted, double up on rent next week, how people can afford to smoke is beyond me, but believe that you should be able to spend your hard earned money how you choose, after paying rent, gas electric, food etc.

I guess the worse case scenario you could add to Richlists list of priority tenant expenditure is unexpected unemployment/redundancy.
I am reviewing the way energy is consumed in my household and making the necessary adjustments so I hope my tenants will be doing the same as me. My big fear is the projected rise in Council Tax which will be announced in January. Councils are already making noises about not enough money from central government to cover the massive expenditure they have to provide for local social services to asylum seekers, Ukrainian refugees, unaccompanied children, the elderly and those that have long term health requirements so stand by for a big percentage rise in CT.
Yes i agree, council tax is one of my pet hates, saw nothing wrong with poll tax, no such thing as public servants they have all become public masters, when the rise comes it will be considerable, there is talk of working 4 days for 5 days money, if there are any vacancies within my local authority please give me a call.
I think that the majority of my tenants will pay there rent as we have a good relationship with all of them, if any do fall behind we will do what we can to help.

There was no provision for insulation between ground and 1st floor, on her computer system, only in loft space.

Some years back we installed a lowered false ceiling to a ground floor flat, insulated above ceiling, insulation between floor, then sound proof the floor.
Assessor could not allow for the insulation, as not on her system.

I also believe the age of the property and the date when any improvements were completed make a difference to the EPC

I have a number of tenants who have never had a rent increase, i now wish i had increased the rent by a small amount each year, we tend to leave the increase until the property is re let. My mistake.

The only thing i supply is hob and oven, they are all carpeted, if the tenant requires higher spec, then they contribute.
I must admit i like the idea of no bond, but they pay for floor coverings' whether it would work, I am not sure.

Watch some of the u tube vids on the police, they are only bothered about protecting themselves, and treat the public as an inconvenience.

As a small landlord with 41 properties, over some 40 years i have only used an agent on 1 of those properties. Thats because its 17 miles away from where i live.

If you think it's not SORN and you feel you want to be a good citizen report it to the authorities.
I'm puzzled as to which aspect of this matter concerns you.......is it relevant that it's an 18 year old car or that it's not working or that you can't discover who the last owner was. These aspects have nothing to do with you.
If you dont jump on this it will just become a dumping ground for tenants scrap cars

They contacted me regarding upgrade on electric heaters etc, said its a grant funded system, they completed surveys, said they could start next week, i asked for schedule of works and copy of there liability insurance, never heard from the after that, oh well, may have been a scam.

A lot of these workers are not underpaid, the ones that are should have a wage increase, all i seem to hear is that people on benefits need more, we need to get these people into work, that will not happen while we keep handing out free money.
I can see why young people do not want to be in my industry as a tradesman, its not that well paid, and hard work.
