  1. Sound advice.. it's not an ideal situation and not one I would have chosen but I'll just have to see what transpires.. regarding the deposit I'll have to sort that out.. It's with the tenants deposit scheme so I need to look in to that.

  2. Hi all, my tenants are splitting up after Xmas. The current lease is in the ladies name and she is moving out.  The  guy wants to carry on renting the property..When they moved in in August 2021 I fixed the rent for three years and this is in the lease..Can I just swap the names round on the lease or will I have to start again with a new lease?  Thanks in advance.. 

  3. Ok thanks for the info.. yes the leaky boiler had a gas safety certificate.. I had it done when I purchased the property..I replaced it before the full time tenants moved in..  

    regarding the garage......when I bought the property, the wooden fascia on both ends of the garage were rotten and the next door neighbours complained it looked unsightly..so I replaced the wooden facia with upvc to make it look better..

  4. Thanks for replying..I bought in December 2020..I let the people I bought it from stay there for a nominal rent until their new house was ready.. They left in May 2021.. I then carried out repairs including decorating, new carpets, replaced the old leaking boiler and repaired the structure of the twin garage..once the house was ready I let it to permanent tenants in August 2021..

  5. The reason I was enquiring is because the patio door lock snapped on Friday night and I’ve had to fit some sash jams to make the property secure..I’m going to attempt to fit a new lock on Monday and if that fails I’ll have to get someone round to sort it out.

    I’d be happier if I had insurance..

  6. Thanks for the reply. I have a further question.....we only started renting the property out in December.. The total rent received up to 6th April is £1600..

    As I understand it, we both get a £1000 property allowance..So for tax year 20/21 do we have  to declare anything?

  7. Hi guys, me and my wife are tenants in common of a rental property we own. My wife pays higher rate tax than me, so my question is......Do we declare the rent split 50/50 on our self assessment returns or can I declare all the rental in my name?

Hi there, i rent out a terraced cottage with mains powered smoke alarms on each floor..My friend lets out an apartment in another town and his Letting agent had written to him informing him that a carbon monoxide detector has to be fitted to the apartment. My terraced cottage has no open fires or log burners and doesnt require a Carbon monoxide detector..I wonder why his apartment needs one.

    Lawn mower .......Yes.  I am pretty relaxed about what I provide and will supply any reasonable request like gardening tools etc. I have a large inventory built up over the 30 odd years and the space to keep them. I am sad to report I have no less then 6 lawn mowers available.  😀 I am very fussy about my tenants keeping the gardens neat and tidy and will take them to task if they don't but to be fair I have never had a problem.

    I am just about to take a property back after 6 years of occupation and it will be redecorated and upgraded in about a 4 week time cycle. Something that has to be done if you want to secure the best tenants.

    I'm learning all the time on here. You've all been a great help.   What i learn on here will hopefully make me a better landlord.

    Thanks very much for the explanation.. i previously watched a HMRC webinar and came away with the impression that boilers were not included in tax relief. In fairness most of the people who watched the webinar,put boliers down as tax deductable..Your explanation sounds more reasonable.. I clearly have a lot to learn..
