Just been reading about more new regulations
I have 2 smoke alarms 1 on the ground floor and 1 on the first floor landing ceiling in front of the bed rooms
1 of the bedrooms has the gas boiler do I now need to install a seperate smoke alarm just for that bedroom.

Can anyone tell me what this new "ground" will be? or are the politicians keeping it a secret until the last minute, or maybe they haven't and won't decide until the very last minute, or even after it becomes law.
I can't find any details so I'm unable to make any plans regarding my property

Not long but there is also a natural rent cap, if rents go too high people just won't be able to rent, governments should keep out and allow business to find its own level

On a personal note, I was kinda hoping that Sajid Javid might win......why ?......because I have a letter signed by him and I was thinking if he got to be PM it's value might rise sharply. Always the entreprenuer.
He was also planning to abolish inheritance tax which would have been quite nice

I think I'm with Mel, I wouldn't want to vote for Sunak as our countries figurehead at the next election. Aside from Gove he is the most alien like politician out there. I mean of another planet.
I'm not a Labour voter but I was kinda wondering what type of qualifications does any PM need to run the lives and decide the future of 65 million people

I had buyer's interested in one of my properties they had no interest in the ECP rating which has got me thinking if people are interested in buying to live in they have no worries about the EPC's unless they are BTL buyers

Being computer illiterate I would be OK about my agent keeping and filing digital records every 3 months on my behalf, don't forget its all income so even a person's old age pension if you get one will be included in effect you will become an accountant as well as a letting agent

I think it was a proposal being considered by the Gov' but it hadn't got anywhere near to being passed and as the Gov' have been somewhat busy with other important emergencies it got kicked into the long grass. It wouldn't surprise me if it's been resurrected as they need all the income they can get, as quickly as possible.
Out of interest, they already have this system of quarterly tax returns in Spain.....it's hated. Owners of rental property in Spain who are UK residents, are since Brexit, no longer able to offset any expenses and the tax rate is 24%. Makes a UK landlords lot look a lot more attractive eh ?
I think it was delayed a year due to the kung flu pandemic

London commuter towns are being targeted by property developer Strawberry Star Group to establish its new £1 billion build-to-rent (BTR) empire.
It has announced plans for a 163-apartment block in Harlow (pictured) due to start construction this year under its Star Living brand.
The firm also has planning permission for a 100-unit site in Gravesend, while an existing block in Luton – where 65% of the current 135 rental units were rented within the last three months of completion – will soon release 564 more.

This government has spent the last 12 years introducing new legislation to destroy the rental sector and now have the absolute audacity to ask for our help

Hi I have 2 wired in smoke alarms in one of my properties, according to my agent they are out of date 10 years old.
Didn't know they went out of date anyone have any idea of the cost of replacing the 2

back in 2004 I converted lots of £ into Baht after seeing land available on Samui. It looked across at the big Buddah.
The idea of forming a co operative to allow a handful of Thai's to own my property was a bit of a worry.
We've enjoyed Bangkok a few times on the way in and out.
On the + side when I converted the Baht back I made a good few quids.
I wonder if life would have been better had I had the guts.
I've been here 20 years now but still kept property in the UK worst thing for me was the coward Cameron government bringing in CGT for non residents

I read the following on

From 1 October 2022, the Government is amending The Smoke and Carbon Monoxide Alarm Regulations to require rental properties to install a carbon monoxide alarm in every room with a fixed combustion appliance (excluding gas cookers).
