	The Conservative Party would bring back the Renters Reform Bill and abolish Section 21 with Liberal Democrats, and the Green Party making a similar commitment.<br />

	Reform, however have said they would drop the Renters Reform Bill entirely and abolish Section 24 of the Finance Act to enable landlords to claim 100% of their mortgage interest when filing their tax returns.</span>

Am I supposed to get a small Business enllectricy contract even though we do not have a Business and it is a domestic property?

Whoever wins the election is going to need to raise £billions to fund everything. Anything seems possible.......I cant imagine that landlords will escape. </span>

	From the Rayner thread, it strikes me there might be issues come the sale time of a capital asset. That many, including me are doing these days.

	As well as other costs, the purchase and pre rental costs are allowable deductions against our capital gains at sale.

	But if we aren't expected to keep records for more than 6 years (assuming the asset was bought many years ago), how are these costs demonstrable - if asked?

	I was thinking to write on the envelope: top left hand side: NOT A CIRCULAR PLEASE READ and top right hand side: BY HAND. Hold the envelope up in front of the main door and then the pigeon hole, so that the address is visible on the envelope and the door and pigeon hole can be seen and take a photo.

	Deliver it before 4.30pm the day before it is due (i.e. before the 2 months i am giving).
</p>

	Already landlords are getting out before more legislation further enslaves them to tenants.

	Now Labour think causing us to be unable to 'make claim' on a new tenancy for repossession for 2 years is good. Then add the 6 months notice, then add the eventual passing of a wait for a court date. That to me looks like 3 years, and only if you get everything spot on with the claim.
</p>

<p>
	A Tory thinks we should give up to 2 months rent, to help tenant relocation. Blimey soon it'll be us putting up the deposit.
</p>

<p>
	The Green (behind the ears) lot want a national system of rent controls.
</p>

<p>
	We already should allow animals.
</p>

<p>
	As we know, there are a raft of compliance measures to adhere to, with housing inspectors and Shelter revving their engines to catch the unwary.
</p>

	I wonder how this might affect the already increasing departure of BTL investors.

	Hi all,

	I booked an engineer for next week but the engineer got confused and went today.
</p>

	The tenant was there and let the engineer in.
</p>

<p>
	The tenant then emailed me saying he never gave me permission to arrange for the engineer to attend today and that he legally needs 24 hour notice for anyone to enter the property.
</p>

	Thoughts? 
</p>

	How do I respond to that?

	Hello all. <br />
	Our agent contacted us on the 10th March saying there was a problem with our boiler. It’s only 2 years old and under warranty, as well as us having a BG service agreement. We called BG and miraculously got an appointment for the next day only to find out when he got there he was only authorized to perform a service, not fault find and repair so he left. Tried to rebook but BG didn’t have any availability until end of April. The appointment I got was fluke - someone must have cancelled at the exact same time as I booked. <br />
	Fast forward a few weeks ... we had an engineer out who said it was a blown fuse. Tenant didn’t want to change the fuse so we said we would as we were going to be in the area. He ended up doing it in the end as they don’t want anyone there due to shielding their sick and elderly parents (who were supposed to be visiting for Christmas and have never left). The fuse didn’t work so we arranged for an electrician to visit and install a new controller. That didn’t work and he said it was the PCB. As the boiler is under warranty we called Worcester Bosch out. They said it wasn’t the PCB, it was the electrics as it wasn’t installed correctly. Ugh. We then called the company we bought it from who installed it and they sent someone out who said it was the boiler. Ugh. Agent kicked up a stink as did we and Worcester Bosch insisted it was the installation electrics, so we got them to talk to the installers. Finally they arrived yesterday and fixed it. <br />
	 
</p>

<p>
	As you can imagine everyone is more than fed up with the situation, not least the tenants who have had no heating since March. They’ve had to use electric heaters which cost more to run. They’ve had hot water as there’s an immersion heater. <br />
	 
</p>

<p>
	The tenants are requesting compensation after talking to their solicitor friend who has advised them we should compensate. Said friend also told them they were entitled to being put up in a hotel for the whole of this period at our expense. Have things changed there as I was only aware that was correct if there had been a fire or something? Trying it on? They stayed in the house as they still have their elderly parents and also their cat. We wouldn’t be paying for them!
</p>

	What do you say about compensation? We’ve gone back and asked what they’re looking for with the view we will compensate for the time they were without heat, so just over a month. Bear in mind there are 2 additional people in the house since early December and these are the same tenants who are refusing to let the BG engineer in to clear the hob for the GSC. <br />

	Hello, I have one rental property which will be empty for the first time at the end of this month. What is best practice whilst waiting to sell the property? Do I have water, gas, electric turned off? If I keep the utilities on are there any tariffs that will be cost effective?

	I've read different approaches regarding utilities, some people have their central heating system drained and turn the water off.  
</p>

<p>
	I'm hoping for a quick sale and if I can't sell within six months I will let it out again. Any advice with experienced landlords would be greatly appreciated.

	Hi all,

	I made an offer on a property and had it accepted last Friday, though i now know this gazumped a previous and probably frustrated cash buyer with a 5k less offer than mine. Knowing this I asked them to please remove all the other vendor boards from the property and for the house to be placed as STC. There is no Chain as i am a buy to let customer and they have already moved out.
</p>

<p>
	I have an mortgage offer in principle and submitted the full application  now and waiting the full offer and then to pay the product fee and survey costs before they will send a surveyor (Virgin Money). Also i engaged and paid a deposit with the solicitor and they are working on this last couple of days.
</p>

<p>
	"The Catch" Today when asked seller to take it off with other agents and advise the old buyer it was now of the market they said only if i paid a 2k deposit to there solicitor and they would do the same to make sure nether pulled out or the one a fault would lose this. I have never heard of this and can't understand why this would be used. Does anyone have experience of this or how it is set up if the case?
</p>

<p>
	 Surely any such draft would have to state my side that the deposit is paid with the assumption that I get accepted for my mortgage, the survey comes back ok and accted by the building society as well as rental checks and that the legal work is all completed to me and my solicitor. If it contains all this then i do not see any benefit as when you have all this you can exchange contracts anyway with a deposit?
</p>

<p>
	Unless of course they do not want to include assumptions and then that leaves great risk of lose of deposit?
</p>

<p>
	Any thoughts, advise or help here appreciated as the deal is close to failing due to seller wanting this and me being wary of what they want in the contract for deposit and who pays the legal costs both ways. I have put my solicitor on hold for now as unsure where this is heading. In reality if i kept everything rolling we would potentially be at exchange in 3 weeks.

	We rent our house to a family for 6 years now. They are saying that they have mice. There are no holes outside the property or the brick work (which is my legal responsibility). The situation got to a point that the mice ate the plastic under the sink which i paid to replace. The plumber that replaced it said that the property is very dirty. I keep saying to the tenant that she needs to clean and pretends that she cleans every night with bleach.

	How can I ensure that she does clean properly?<br />
	Can I ask her to pay the bill for the damage under the sink that the mice caused?
</p>

	Help, really don’t know how to put it to her or what to do so the property is crystal clean as it was upon move in.

	Hello!  The freehold for our building was purchased a couple years ago and the new management company has been an absolute nightmare.  Service fees have more than doubled.  They create lots of charges for work that are right under the threshold for requiring a consultation, but there is never any evidence that the work was needed or completed.  We are currently in the process of getting RTM.  In the meantime, we have just received the summary of last years fees and the bill for next year.  In last years items there are lots of clearly fake charges.  For example, charges for gas line work when our building doesn't have gas, etc.  I have asked for invoices and proof of work but have not heard back yet.
</p>

<p>
	I know I have to at least pay the ground rent, but my questions are:<br />
	1. If I don't hear back about invoices, do I have to pay the service fees for next year?
</p>

<p>
	2. We will likely have to take them to FTT (again) for the charges from last year.  Do I have to pay the fees before filing or does filing 'freeze' the process?
</p>

<p>
	The management company are very quick to threaten repossession and send debt collectors so I am afraid of not following the exact right process.  Thank you for any insight you can provide!

	I am the owner of a leasehold flat where the management company owns the freehold to the block, so I'm also a shareholder. We have directors appointed to oversee the management and they have in turn appointed a managing agent. As a leaseholder, do I have a right to see the management contract. I'm being told that I'm not a party to the contract and therefore can't see it. Is this correct please?

	During covid spend's 9k replacing all floors, full electrics and paint plus new furniture.  Flat rented out via agent since to single parent and son.  No rent rises out of goodwill so have broken even in last year.  Tenant leaves having failed to pay last months of rent. Unreported leaking pipe as destroyed entire floor and skirting.  Complete replace and paint again plus pipes checked and will be written into contract to monitor.  However, photos from builder showing new floor indicate that two double beds, mattresses, side cupboards and under bed draws have all been taken by the tenant.  The inventory organised by the agent failed to highlight this.  My question is where do I go with this?  incompetence by agent and inventory people and theft of property by tenant.  What should I do as I am exceptionally angry and do not wish to act in haste?

	Can anybody help, I’m filling out a N5B (Wales) court possession order and there is a question on the document which I’m not 100% sure how to answer. I’ve attached the document below for clarity, question number 8 asks, “On what date were written terms served on the defendant(s)?”  Do they mean the date when the contract was served or when the notice of possession was served or something else?
