kerbut
Going back to my post of March 2015 , I ended up by taking him on as a tenant with no regrets , he has turned out to be a smashing fellow , a loner and very quiet , does not own or want aTV as he says Radio 4 is good enough for him , he reads a lot , I can see him being long term and he is welcome to stay. MargerySimkin
Tenant will not pay for the Locksmith, its your work to replace the locks so it's your duty to pay the Locksmith.
Richlist
I'd suggest it's the landlords responsibility to put in place a contact number that the tenant must ring before spending any money they expect to get back from the landlord......whether emergency, no emergency or out of hours. My tenants have my contact details and they can contact me 24/7......and have done. In this case had the landlord been contacted and was unable to get hold of the previous repairers his responsibility would be to make the property secure. Then to claim the cost back from the original repairers. Problems like this usually occour when there is a lack of forward planning.
