Joint tenants one go one stay

The two guys are joint tenants. One will go and the one will stay. What to do? Should I give the remaining one a periodic assured shoethold tenancy say 3 months or 6 months standard one thanks in advance

Is the tenancy an assured shorthold tenancy ?

Is the tenancy in its fixed term or is it now periodic ?

Are both named on the tenancy agreement ?

* If the tenancy is now statutory periodic then tenants need to give a months notice. They can leave before but are liable for rent for full notice period.....they are also liable for council tax during notice period.

* If one tenant leaves then technically that ends the tenancy for both individuals. Deposit will need to be returned, check out inventory etc etc.

* You are at liberty to relet to the remaining tenant but will need to go through the full process......new ast, new inventory, new deposit protection and all the new legal requirements that are now applicable to landlords.

You need to check that the remaining tenant can afford the rent by themselves.
