Tenant damaged the property and took items - what do I charge him?

What amount do you put for damages at the inventory check out?  Is there a list somewhere that I can refer to please?

Are you asking how much to claim for damage caused by tenants to contents/building?

I don't think there will be a standard list of charges.

It's going to depend on the quality of the check in inventory, the age of the item in question, any manufacturers gaurantee, nature of the damage, what's required to repair or replace etc.

Of course, most of us don't get any big surprises because we'd see them at our regular 3 monthly inspections.

Normally the deposit will cover the damage or you can claim off the guarantor.

eg......a carpet costing £500 with a 5 year gaurantee that's 2 years old.....you could claim 3/5 or £300.
