Selling via non-UK agent.

It may come to nothing but adjacent to one of our BTL properties a Spanish company has an office and  wants to rent it for staff long term. We have agreed and are very happy with a premium rent but they have now asked about buying instead. They have offered quite a bit more than we thought so we are not unhappy but they want  us  to pay an agent friend of theirs in Spain as the sales agent, it is no problem for us and seems a cosy internal arrangement for them and we are still considerably better off with the deal. Can we or rather our solicitor just pay an overseas agent direct?

This post doesn't make sense.

In the UK, when you sell a property privately there is no agents fee to pay.

Why, as vendors, would you need to pay an agent you haven't instructed ?

This is a UK property sale using UK rules.

Agents are paid after all completion monies have been received by the vendors solicitor. It really wouldn't matter where that agent was located. But I'd be very wary. This has a suggestion of something that isn't quite right. Don't catch a cold by paying up front or allowing exchange rates to affect the outcome.

I too am confused.  

You are being asked to pay a UK property commission sale fee to an oversea's Spanish agent.

Your solicitor is the person to pay all monies to those who require payment on completion of contracts and not you.

Do not pay any money to anyone before legal completion. You will leave yourself wide open to a possible fraud situation.

If this company wants your property that badly then they should be offering you a commission free sale or a drop in the purchase price to reflect a private sale.
