Advice on selling large property

This is not really a "Landlord" issue, just one we're a bit stuck on. We have a guest house which has been on the market for about a year, with very little interest. It's a large property (8/9 bedrooms) in open countryside with an acre and a half of garden. We've decided to give up with the usual Estate Agent route as it was getting us nowhere and to be honest they weren't doing anything clever to market the property anyway. We have paid for a one off fee " cheapy" estate agent which basically gets us on Rightmove (who to be fair have performed far better than the "exclusive" upper end EAs" and then we are spending what we save on Estage Agents fees on alternative advertising, e.g. Birdwatching, smallholding magazines and the like.

Any further ideas we could try?

Selling any property that is out of the ordinary or that has some uniqueness to it is always going to be more of a problem than selling a 'run of the mill' property.

I'd probably first identify my target buyer. Draw up a list of all residential, commercial, business uses that such a large property can be put to.....in addition to its current guest house use.

It sounds like you may have already done that or some of it by advertising in specialist (smallholding & birdwatching ) magazines.

Some of the big colour mags like Country Life & mags specific to your county....in my case Essex Life..... can carry specialist ads. If its more commercial then Daltons Weekly can be useful.

I would give eBay UK Property a try. National coverage for £35 (?)

Give it a 100% on the description with good photo's. Worth a Punt I would say.
