  1. I don’t supply washing machine either as too much hassle and found tenants prefer to bring their own upright fridge freezer even though undercounted is in situ. I tend to aim for professional tenants but this single lady is actually the first to request this. Im looking in to how discreet the holes in cabinetry can be made and possibly covered if needed. I’ve said I’d like to see receipt as proof of professional installation at her cost if it goes ahead. Anything else I should add? Am I being over the top for example to mention she must remove it when vacating? Councils now charge for uplifts 

  2. My new tenant is requesting to be allowed to install a dishwasher. I advised her to use a tabletop one as no installation required. If I allowed this there would be space in kitchen  but side panel of a unit would need to be drilled so noticeable when removed. She’s reluctant to consider putting one in a clear space beside her washing machine in separate utility. I see it as unnecessary, has potential to cause water damage and she may stay for only a year . Any advice please?

  3. My daughter is a higher band tax earner in Scotland and lives with her partner having sold her own property. She’s now looking to purchase a flat to let out. She’s not intending to buy more than one buy to let property but may purchase another home to live in in years to come. She won’t need a mortgage for the flat. Would she be best to buy the flat as a company? 

  4. I work for the nhs and about to have my second vaccination. I registered my details signing up for appointments but now my managers writing to all staff asking in my area  if we have had the vaccine, are waiting for an appointment or declining. It made me wonder how you would prove you had the vaccine when the very system you received it from cannot extract information 

  5. I’ve turned away one prospective tenant as he didn’t want his foreign girlfriend (she also had a kid - not his)  on the agreement or allow me to credit check her. A new prospective tenant - also with a foreign wife hadn’t given her details for credit referencing etc. I’m in Glasgow so know I don’t need to do ‘right to rent ‘ checks. I’m losing the will to live now and wanted some advice. Would you turn him away if he doesn’t give her details other than her name and DOB. Would you credit reference and I.d check her even though she’s a housewife?  He had a decent enough income . Call me paranoid but he showed up with his baby for viewing and his wife was too busy to come along??

  6. Hi Grampa, I’ve had nearly forty responses so far but weeded our loads before wasting my time having them traipse through the house. I’ve had 4 offers in total but there’s always a curve ball thrown like the last two- who I’ve now rejected. Will give it another week before reducing rent then see how it goes. I’ve a no DSS, no pet  stance so seriously considering letting them have a goldfish. 

  7. Okay, so mid terrace nicely decorated house got reasonable response to advert on Rightmove and this weekend two offers. First couple with baby come back within 24hrs to say her mum and her two cats unexpectedly need to ‘temporarily’ move in to property too for an undisclosed amount of time - not answering my request for more info. Next one is a guy with his girlfriend who spoke only when I addressed her and I noted an American accent. She has a son. He’s completed application but says girlfriend and son will be there regularly but not wanting her on tenancy. He’s local and selling his marital home due to divorce and appears solvent.Fraught with danger? Any educated opinions on this particularly the second application? I’d rather have it empty til right tenant comes along but am I being too fussy? Considering lowering rent now after nearly a month of wasters. How long would you wait before lowering rent. Only have one house to rent and cannot imagine how anyone puts up with this **** on a grand scale. 

  8. I’ve currently got rent guarantee cover with Directline but they don’t process credit references unfortunately. I’ve rejected one couple on affordability and have another couple interested but saying they find letting me see bank statements intrusive! Don’t want to shell out for checks and find they’re not suitable 

  9. With more than a tad of assistance from this forum I’ve rented two properties successfully and thank you for assistance thus far. I have only one rental now and have it on the market right now. Can I ask for advice on rent affordability calculations. For example if dad is the only earner with two kids and similar family with  say one how do you factor this in? I’m using Openrent to advertise and have never    undertaken credit checks on someone myself. What companies do you recommend and what information do I need?  I’ve taken advice from forum and have rent and malicious damage insurances but they will only be valid if I do this correctly

  11. On the direct line blurb it says ‘ you need a reference for each tenant and each guarantor from a licensed referencing service before tenancy begins’ . When I took out the insurance I asked and they repeated this verbatim. I was hoping to ask any potential tenants to provide said references ( at their cost) if possible . 

  12. Hi yes I did thanks Richlist. I took forums advice and have this cover with Direct Line     and considering also asking for home owning guarantor . My impression from Direct Line though was that I had to have checks done 

  13. I’m going to be advertising and renting out a property soon and I’m looking for some advice about credit checks. My stepson rented a house in another area recently and they asked him to produce copies of his credit reference checks, meaning he paid for these himself. Am I allowed to do this? I thought I would not be allowed to ‘charge’ tenants for processing such information -but if I ask them to go ahead them self is that ok? Also what credit check companies would you use? 

  14. Hi, my current tenants move out 11th December giving me festive period to refresh paint and do any other wee jobs. I’m going to advertise the three bedroom terrace house on OpenRent as this gives me access to Rightmove, Zoopla etc. I can take the hit for a void period but would you see benefit in advertising early saying ‘coming soon’ or giving future date in January or just wait til it’s all ready to go before initiating advert? I’m wondering if having advert on early would give myself more time to screen potential tenants and give  prospective tenant more time to plan the move? Worried if advert sits a while ( because I’m fussy) that would put people off ? 

  15. Thanks again all for your valuable advice. Tenants can’t move in to their new home til December so im going to decorate  over Xmas, then look for tenants in new year . Would rather wait a few weeks and select new tenant with care. My building insurance was only recently renewed but I was able to cancel as I discovered for only a very small amount more I could have rent guarantee insurance and extra legal cover with Directline. Will take my time and use the advice given to choose my tenants wisely. 

  16. I have been letting out a house and managed it myself after some poor service from an agent. I’ve had great tenants with lots of help from this forum , thanks. Alas, they are moving on 😕and  I’d like to tighten up a few things like having a guarantor and rent insurance for new tenants. Not sure how I go about getting necessary documentation for a guarantor or the process but would appreciate any advice. Also are there any companies recommended for insuring rent payment? Do they vet the tenant? 

  17. Hi, thanks for responses, I appreciate them. The property did appear to have a nest with wasps seen going out about 4 years ago. It was treated and brickwork sealed . As mentioned by Carry on Regardless , I’m of the impression they don’t return to same hive. I’ve spoke to tenant who says she’s seen a couple of wasps in garden of the neighbour,  but none front or back of my house. I’m going to ignore Mrs Toxic now but happy she’s not in a position to claim I’m neglecting any of my duties. 

  18. Hi, II let a house and tenants have resided there over three years. The house sits central as a mid terrace with two flats on each side. The neighbour of one of the lower flats tells me that’s wasps are around front of house asking me to address this. Is this my responsibility to do this or tenants ? Neighbour who contacted me is the most toxic woman I’ve ever met so happy to get in touch with tenants to resolve problem but wondering what the ‘official’ stance is. I’m in Scotland
