    I've read different approaches regarding utilities, some people have their central heating system drained and turn the water off.  

    I'm hoping for a quick sale and if I can't sell within six months I will let it out again. Any advice with experienced landlords would be greatly appreciated.

    If it was me I'd change the utility suppliers to ones don't have a  standing charge, also drain down the central heating if it's winter.

    You have all read in the national press about benefit fraud and the people who commit this and in some cases the amounts are staggering and the punishment fairly light if caught out.

    Meanwhile the working population pay for this through taxes and NI.

    It's hardly surprising the powers to be are trying force in digital currency if easy to track

  4. The money grabbing insurance companies seem to double my rental properties insurance every year, can anyone recommend a company, what would you include in the policy as important, (I know it's a bit of a how long is a ball of string question).

    Do you know if it possible for some professional to appear in court in one's absence, as a court appearance in my situation as a non residents would be very difficult. 

  6. The worst thing is not being told any details by these scum politicians they are taking to Chinese culture and lying by omission. 

    If they do decide to bring in tenant right to to buy at a discount I'm wondering wheather it will have to work it's way through the house of Lords as with the rental reform bill.

    Now, the above paragraph brings me onto my point which is the Labour Government housing policies which is well documented and represented by Angela Raynor, deputy leader and left wing shadow housing minister on the policies that SHE will introduce within 90 days which will affect every landlord in the Country. The worse one probably will be the tenant right to buy and the 12 month rule on no tenant evictions for any reason and probably a few more rules thrown in for good measure to stuff the private BtL landlord. So, I would imagine many BtL landlords will get out of the business sooner rather than later to avoid Ms Angela Raynor and of course, if it applies, the Conservative new rules on capital gains tax allowance on selling 2nd properties next April. That CG allowance halves yet again.

    Now for some heart warming news for landlords for a Saturday.   "MP rips off security camera's from a non paying tenant since January 2023". I say warming news because I have always thought until a problem affects the political Elite nothing will change and I have no doubt this particula MP would probably had a whisper in Michael Gove's ear about tenant evictions for non payment and the length of time it takes to get them out.

    I'm not so sure that Labour have the ability to win a majority......especially with Starmer and his lack lustre shadow cabinet.

    It may be a close run result with no clear winner and then it'll get interesting as the smaller parties will come into play.

    I'm old enough to remember when there were Labour Gov's that we could look up to and respect, the current Labour lot fall far short of expectations.

    Still it's not all bad news......looks like there may be a new business opportunity for me soon. The Gov have apparently got thousands of good second hand inflatables and outboard motors stockpiled on the South coast and looking for a buyer.😉😉

     

    There maybe a lot of buyers wanting those inflatables to escape the UK after the next election

That evidence has come from my EA and LA contacts where they have said that 2 bed and 3 bed properties are being rented out for anywhere up to £300 above normal rental rates being charged to the local council. I have seen on Rightmove rental property evidence to back that up as well. That excess rental payment is being paid for by the local council through government grants. Admittingly this arrangement, at present, probably refers to probably less than 10 properties.

    I don't trust Gove. He is a Weasel., but as we are nearing a general election I would think he has watered down a lot of his anti landlord proposals to gain support from Tory MP's and voters.

    We have been hearing for years about mobile phone batteries catching fire and havent banned them tenanted properties. I acknowledge the size of bike/scooter batteries are bigger but think about how many battery items are likely charged in a house. I guess a big part of the problem is cheap badly made replacement batteries from China. I bought a cheap replacement charger from china for my daughters old laptop which didnt work so used the trade-in scheme with currys to buy another laptop. Apparently it killed all the electrics in the whole store when they plugged it in.

    To name just a few battery items within a household.

    The one expirenace I had with rent guarentee insurance was mixed. Yes they paid up however to comply with the policy I had to inform the insurance every month within a tight timeframe of a coupleish days of when the rent was overdue, fill out a form and provide a rent schedule and details of any contact with the tenant. 

    I got the impression failing to do this within the timeframe would be used as an excuse not to pay up.

    That is all well and good but we all know you can sometimes give a couple of days grace to pay the rent late when in comunication with a tenant.

     

    One of my ex tenants was a loss adjuster for an insurance company, he told me his job was to find a way to weasel out of paying the claim. 

    Later turned out he was very good at weasling out of paying the rent.
